Preventative maintenance on your Asphalt / Blacktop practically pays for itself. A lot of asphalt maintenance is completed in the spring but mid-fall is a great time for blacktop maintenance also! Sealcoating Your Asphalt / Blacktop

Every 3 or so years your blacktop / asphalt driveway or parking lot will need a sealcoat. You need the weather to be above 50 degrees when sealcoating.

Fill Any Cracks In your Blacktop / Asphalt Parking Lot or Driveway

Small cracks will lead to large ones if you they are not properly maintained. Storm water can get into the cracks and then into the underlying rocks that support the payment. Once the sub-base is damaged, you will see more and more cracks and problems appear. Small maintenance will prevent large costly projects later.

Fill Any Potholes in Your Blacktop / Asphalt Driveway or Parking Lot

Similar to cracks, potholes can leave your sub-base open to problems. Also potholes fill with water and can expand the problem, especially when it freezes and thaws over a period of time.

Look Out for Pooling Water on Asphalt / Blacktop

Pooling water means that your top layer is uneven. Once the water pools, it can ruin the top and get to your sub-base later to really do some damage. Make sure to get all uneven sections of your driveway or parking lot even again before you get real problems. Could need to be leveled out with patch or a drain may need to be installed. Ice will form in the uneven spots during the winter and could cause falls.
